Purchase of Tenant-In-Common ("TIC") Interests

CapHarbor Realty Advisors, LLC's ("CRA") team members have vast experience in valuing properties and also in valuing the Tenant-in-Common Ownership interests.  The team has access to capital sources interested in and willing to purchase TIC ownership interests in many types of properties at market prices.  Some of the criteria for purchasing TIC interests may include:

  • Equity in the property (the value of the property is higher than the outstanding debt)
  • Desirable location
  • Desirable tenancy
  • Lender willing to allow the transfer of interest
  • Deferred maintenance is not excessive
  • TIC Agreement does not require offering Owner's interest to other Owners first
  • Other owners in the property are also willing to sell their interests
